7 Signs You Need a New Water Heater

By the Duncan Family Plumbing team · September 5, 2026

Inside of a heavily corroded and clogged pipe — a sign your plumbing needs attention

The clearest signs you need a new water heater are: it’s over 10 years old, the water looks rusty, you hear popping or rumbling, hot water runs out fast, you see water around the base, the water smells metallic, or repairs are adding up. Two or more of these usually means replace, not repair.

The Warning Signs

  1. Age over 10 years. Most tanks last 8 to 12 years. Past that, failure risk climbs.
  2. Rusty or discolored hot water. Rust inside the tank means corrosion is advanced.
  3. Popping or rumbling sounds. Sediment hardened at the bottom makes the tank work harder and fail sooner.
  4. Not enough hot water. Running out faster than it used to points to sediment or a failing element.
  5. Water around the base. A leaking tank can’t be repaired — it needs replacing before it lets go.
  6. Metallic-smelling hot water. Another sign of interior corrosion.
  7. Rising repair bills. When fixes stack up, a new, efficient unit is the better spend.

Repair or Replace?

One small issue on a newer heater is usually worth repairing. But an older tank with rust, noise, or a leak is telling you it’s near the end. Replacing it on your schedule beats a flooded basement on its schedule.

Don’t Wait for a Leak

A failed tank can empty 40-plus gallons onto your floor. If you’re seeing these signs, it’s worth getting ahead of it. We can assess your unit and, if needed, often replace it the same day.

Frequently Asked Questions

Can I just repair an old water heater?
Sometimes, for a minor issue. But once a tank shows rust, noise, or leaks and is over 10 years old, replacement is usually the smarter, safer choice.
How fast can you replace a water heater?
For many homes we can replace a standard unit the same day. Call us and we’ll let you know what your job involves.
